ORDINANCE OF THE CITY COUNCIL OF THE
CITY OF UKIAH PREZONING CERTAIN
PROPERTY: OLD SEWER TREATMENT PLANT AND
NORTH FIRE STATION
WHEREAS, the City of Ukiah has filed' Prezone Application No. 85-11, and
WHEREAS, pursuant to California Government Code Section 65859, the
City has the authority to prezone property which is subject to possible
annexation, and
WHEREAS, the City of Ukiah Planning Commission on September 12, 1984
approved the prezone from Mendocino County C-3:5:P to City of Ukiah PF (North
Fire Station) and from Mendocino County A-1 to City of Ukiah PF (Old Sewer
Treatment Plant), and
WHEREAS, a Negative Declaration of Environmental Impact for this matter
was found adequate and complete and the action is consistent with the General
Plan.
NOW, THEREFORE, the City Council of the City of Ukiah does Ordain aa
follows:
SECTION 1.
That property commonly designated as Mendocino County Assessor Parcel
Number 170-050-13 (North Fire Station) is prezoned from Mendocino
County C-3:S:P to City of Ukiah PF, Public Facility and that properties
commonly designated as Mendocino County Assessor Parcel Numbers
180-010-08 and 10 (Old Sewer Treatment Plant) are prezoned from
Mendocino County A-1 to City of Ukiah PF, Public Faciii':y
SECTION 2.
Exhibits A & B attached hereto and made a part hereo~ show and describe
the properties listed in Section 1. This prezoning classification shall
become effective at such time as the property so prezoned is
annexed to the City of Ukiah. The zoning map adopted by Section
9006, of the City of Ukiah Code as amended by previous zone changes,
shall be amended at that time as well.
SECTION 3.
This ordinance shall be published as required by law in a newspaper of
general circulation published in the City of Ukiah.

SECTION 4.
This ordinance shall become effective upon the annexation of the subject
property.

This Negative Declaration of Environmental Impact has been prepared by
the City of Ukiah Planning Department staff following its review and
evaluation of the .application by the City of Ukiah to prezone approxi-
mately 37 acres.
DESCRIPTION OF PROPOSAL:
The prezone is in anticipation of annexation of 37+ acres owned by the
City. The one acre North Fire Station property is less than one half
mile north of the City along State Street and is used for ~the City's
north fire station. The prezone would change the zone from existing
Mendocino County C-3:S:P to City of Ukiah PF "Public Facility". The 36
acre old Sewer Treatment Plant property is less than one half mile east
of the City along Gobbi Street. A portion of the area is used for
Little League Baseball fields and BMX Course, with the remainder vacant.
No new development is proposed. The prezone would change the zone from
existing Mendocino County A-1 Unclassified to City of Ukiah PF Public
Facility. The associated annexation is Class 19 categorically exempt.
EVALUATION OF PROPOSAL:
The proposal is consistent with the City of Ukiah Zoning Ordinance and
General Plan. No new development will occur~with this project..
The proposal will not alter the land use in the area, will not displace
persons, will not destroy or harm any recreational area, will not alter
the pattern of behavior of wildlife species or interfere with any
wildlife breeding or feeding grounds, and will not adversely affect the
ground water table of the area.
