RESOLbTION OF THE CITY COUNCIL OF 714E CITY OF UKIAtt
APPROVING TENTATIVE bfAP FOR DOLCO SUBDIVISION NO. 79-27
2 I~tEREAS, the Planning Connnission has considered and recommended approval
8 of the Tentative Map for Dolco Subdivision, and
4 ~fl-~EREAS, the Director of Public Works reports that the City of Ukiah
'~ has sufficient waste water capacity to handle waste waters from this project
6 without violation of !rater Quality Control Board standards, and
~ I'~REAS, the City Council has reviewed the Negative Declaration for said
8 project and found it to be sufficient meeting the requirements of the
9 California Environmental Quality Act,
10 NOW, THEREFORE, BE IT RESOLVED that the Tentative Map for the aforesaid
11 project is approved conditioned upon compliance with 811 applicable street
19. statutes and local ordinances and the following conditions as recommended
18 by the Planning Commission.
1. A lot grading plan be submitted with the required street improvement plan.
~4 2. A 5' continuous public utility easement behind the sidewalk be provided.
~§ 3. A manhole will be required if there is not one there at present for the
new sewer main connection.
Provi. sion to be made for installation of a stop sign and street sign.
~ 5. Street lights to be provided by developer to the approval of the City
1~ Electric Department.
· A valley gutter on Albright Place be provided to approval of Director of
18 Public IVo rks.
· All street improvements to be constructed to approval of Public Works Directo
19 ' Provision shall be made to take care of the drainage at the rear of the
parcel to the approval of the Director of Public Works.
]t In-lieu park fees be paid as required by City Code (Art . 21, Section 8400-8404)
20 I0. A fire hydrant be probided to the approval of the Fire Marshal.
21 1. Street improvements include sidewalk, curb and gutter and appropriate curb
return to the approval of the Director of Public Works.
~9. 2. All electric, telephone and cable vision services to be undergrounded at
the developer's expense and required by the utility.
~ 3. If improvements to lots are not completed, bonding for incomplete street
improvements be provided to the City prior to recordation.
~4 4. Street trees along Observatory be retained·
5. Separate utilities be provided for each parcel
