RESOLUTION NO. 83-53
RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
UKIAH APPROVING REVISED TENTATIVE SUBDIVISION
MAP NO. 81-45, LAS CASAS, UNIT ONE
WHEREAS, the Planning Commission has considered and recommended approval
of Revised Tentative Map No. 81-45 for Las Casas, Unit One, and
WHERt!&S, the City Council approved Use Permit No. 79-25 (Resolution
No. 83-30) for the Las Casas project subject to 25 conditions, and
I~HFJIFAS, the Director of Public Works reports that the City of Ukiah
has sufficient wastewater capacity to handle waste waters for this project
without violation of Water Quality Control Board Standards, and
WHEREAS, the City Council adopted a focused Environmental Impact Report
for the development of 316 units of which this project is the first unit,
thus the tentative map does not require further enviro~unental evaluation.
NOW 2]-~REFORE, BE IT RESOLVED that Revised Tentative ~p No. 81-45
(Attached Exhibit A) for Las Casas, Unit One is approved conditioned upon
compliance with all applicable State Statutes, local ordinances, conditions
of approval of Use Permit No. 79-25 and the following specific conditions:
1. In-lieu park fees in the amount of $18,016.82 shall be paid as required
by City Code (Article 21, Section 8400-8410).
2. Easements for the purpose of assuring solar access for each parcel shall
be dedicated prior to issuance of any building permit within the Unit
One boundaries.
3. Hours of construction of new units within this subdivision are limited
to 7:00 a.m. to dark, Monday through Saturday.
4. Prior to issuance of any building permits within this subdivision
construction traffic routes shall be approved by the Public Works and
Planning DirectOrs.
5. A density bonus of 32 units pursuant to California Government Code

Section 65915 is granted to Las Casas Unit One, allowing the total number
of units in the Planned Development Project to be 348. Densit.y bonus
is to be guaranteed by the sale of ten lots in Unit One, Phase A to Rural
Communities Housing Development Corporation for a Self Help Program
and 22 completed dwellings in Unit One shall be sold by the developer to
persons meeting HUD/HCD low and moderate income standards (cost range
$49,000 to $57,000), as verified by appropriate agency.
6. Four lots on west side of Bush Street, south of intersection with
Garrett be eliminated and number of units added to apartment complex
(now 54).
7. Note on map regarding dedication of open space pursuant to Article 21,
Section 8400-8410 of the City Code be eliminated and area labeled as
open space.
