HomeMy WebLinkAbout83-33 1 2 3 4 6 ? 10 11 12 13 14 15 16 17 RESOLUTION NO. 83- 33 RESOLUTION OF THE CITY COt~CIL OF THE CITY OF UKIAH APPROVING USE PERMIT NO. 83-11, UKIAH GREEN WHERF~S, the 2.6 acres encompassed by Ukiah Green is zoned PD, Planned Development, and IsHE~S, the PD, Planned Development zone requires a use permit to be reviewed and approved by the Planning Commission and the City Council prior to development taking place within that zone, and WHEREAS, on October 13, 1982 the Planning Commission approved Use Permit 83-11 with 18 condit ions, and WHEREAS, a Negative Declaration for the rezoning of the property was approved in November 1979. NOW THEREFORE BE IT RESOLVED that Use Permit No. 83-11 is approved subject to the following conditions: 1. Water and sewer improvement plan to be approved by the City Engineer and include mains in the new street through the project. 2. On-site fire hydrant Rich #76 or equal to be provided. 3. Sound attenuation measures be taken to insure noise levels do not exceed the maximum allowable levels to the approval of the Building Inspector. 18 4. Dedication of a 50 ft. public right-of-way to provide access and utilities 19 2O 21 22 23 24 25 26 27 28 to the southern property line. Said right-of-way be constructed to City standards for 50' street including curb, gutter, sidewalk, paving, street lights and drainage by applicant to approval of Director of Public Works. 5. Submit application and process parcel map to eliminate property lines through development. 6. Existing sewer laterals that are not used should be abandoned by the City at the owner's expense. .~ 7. Street improvements, including curb, gutter,sidewalk, paving and drainage on Observatory Avenue be constructed to the approval of the Director of Public Works. -1- 4 $ 6 7 8 9 10 11 12 15 14 15 16 17 18 19 20 21 22 2~ 24 25 26 27 28 8. 50% of on-site drainage to be taken to Doolin Creek. A drainage easement shall, be taken through storm drains or in pipes under sidewalks to face of curb. 9. On-site paving to be a minimum 2" of asphaltic concrete of a 6" aggregate base. 10. Undergrounding of utilities required at owner's expense, including necessary street lights along street frontages. 11. Capital Improvement fees as set forth by the Director of Public Works be paid by the applicant. 12.Trash collection facilities be aesthetically screened from view. 13. Any roof mounted air conditioning apparatus be aesthetically screened from view. 14. All landscaping be irrigated by an automated irrigation system and maintained in a neat, weed-free manner. A landscaping plan be approved by the Director of Planning prior to placement. 15. Standard Conditions 1-9. 16. Improvement plans shall be prepared by a Civil Engineer at the developer's expense and approved by the Director of Public Works. 17. A density bonus of seven units is granted pursuant to State statute allowing a total of 38 units for the project. 18. Ail setbacks shall be as depicted on the approved site plan.
