The Design Review Board encourages applicants and/or their representatives to be available at the meeting to answer questions so that no agenda item need be deferred to a later date due to a lack of pertinent information. 1. PROJECT An application was received from Richard Ruff on behalf of Jesus Vega Jr. for approval of a Major Use Permit/Site Development Permit for construction and operation of an automotive services business, 31 F�D�7WI-M�ID9��((�-I�PAJ-I�F�;ZLQJ components. Application materials are included as Attachment 1. • Demolition of the existing 2,100 sf building at Garrett Drive. • Construction of a new 4,784 sf inetal building (23 ft in height) that includes a breakroom, a bathroom, seven 11 ft x 17 ft roll-up bays to allow for the servicing of brakes, shocks, lift kits, tires, tune-ups, and wheel alignment. • The existing building on State Street will be remodeled into a retail showroom and check-out counter that includes two (2)ADA compliant bathrooms. • 24 parking spaces (23 standard and one ADA) and four bicycle parking spaces would be provided. • Fa�ade and sign improvements; existing signage will be used and updated to reflect �Fid F�DG�WH�'..1RV(see renderings and sign details in Attachment 1). • 1,607 sf (6% of total lot size) of landscaping (applicant requesting a variance from 20% landscaping requirement- see request in Attachment 1). • Existing solar panels would be utilized for the project. • Hours of operation would be Monday through Friday 8 a.m. to 5 p.m. and the business would be staffed with five employees. • The two parcels will be merged into one legal parcel.
