RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
UKIAH APPROVING TENTATIVE SUBDIVISION MA2
NO. 82- 22, SOUTH OAK CONDOMINIUMS
WHEREAS, the Planning Cov~nission has considered and recommended approval
of Tentative Map No. 82-22, South Oak Condominiums, and
~tEREAS, the Planning Commission approved Use Permit No. 82-21 for a 10-
unit condominium project subject to 14 conditions, and
I~qERF~S, the Director of Public Works reports that the City of Ukiah has
sufficient wastewater capacity to handle waste waters for this project without
violation of Water Quality Control Board Standards, and
I~{EREAS, the City Coucnil found the Negative Declaration of Environmental
Impact adequate and complete.
NOW THEREFORE, BE IT RESOL~q~D that Tentative Map No. 82-22 (Attached
Exhibit A) for the ten unit South Oak Condominium project is approved condi-
tioned upon compliance with all applicable state statutes, local ordinances,
conditions of approval of Use Permit No. 82-21 and the following conditions'
1. Curb, gutter and sidewalk along South Oak Street and driveways to be
constructed to the approval of the Director of Public Works;
2. On-site drainage to be directed to Oak Street through face of curb;
3. All new utilities be underground to specification of the appropriate
agencies and at the applicant's expense.
4. Existing fire hydrant on South Oak Street be changed to a Rich #76 or
equiva 1 ent;
5. Electric service from pullbox to the padmounted transformer be the
applicant' s responsibility;
6. Any work done within the public right of way to be done with an encroach-
ment permit and approved by the City Engineer;
7. Submittal of a grading plan for approval by the Director of Public Works
prior to issuance of the building permit;

8. At least two street lights to be located in the public right of way to
the approval of the City Electric Department and at the responsibility
of the developer (City will install and maintain).
9. Payment of in-lieu park £ees equal to .155 acres prior to recordation
of the final map; fee amount to be detemined by market value.
