I~IAP NO. 78-48, GAR1R I SON/THOi~,~S WHEREAS, on June 24, 1981 the Planning Commission considered 'and recommended approval of the Tentative Map for Garrison/Thomas Subdivision No. 78-48, and W[EREAS, the Director of Public lVorks reports that the City of t~iah has sufficient waste water capacity to handle waste waters from this project without violation of Water Quality Control Board standards, and WHEREAS, the City Council certified an Environmental Impact Report including said project in the original approval of the Pear Tree Center and found it to meet the requirements of the California Environmental Quality Act, and IYHEREAS, the City Council on May 7, 1980 by Resolution No. 80-78 approved this same subdivision map, but the applicant did not file a final map within the specified 365 days, NOW, THEREFORE, BE IT RESOLVED that Tentative b4ap No. 78-48 is approved conditioned upon compliance with all applicable state statutes and. local ordinances, any conditions reflected in the Environmental Impact Report and the following special conditions: 1) Access from Orchard Avenue to Lots No. 1 and 22 be prohibited. 2) A 5' Public Utility Easement be provided behind the sidealks on each side of Hospital Drive. 3) Street improvements be made to the approval of the Director of Public Works. 4) Curb and gutter be installed to the approval of the Public Works Department with sidewalks to be constructed as required on an individual basis. -1- 1 2 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 2~ 24 25 26 27 28 NOES: 5) An agreement be executed with the City to insure that the City could require the installation of sidewalks and resurfacing of Hospital Drive at such time as deemed necessary. 6) An overall landscaping plan for Hospital Drive be provided when the first architectural review is heard and implementation required of each developer. 7) Standard Conditions 1-9. 8) Street Lighting to be provided to the approval of the Electric Department. 9) Not less than two lots be combined for the purposes of development.
