RESOLUTION NO. 84-5.
RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
UKIAH AMENDING CONDITION NO. 5 OF
1 APPROVED REVISED TENTATIVE SUBDIVISION MAP NO. 81-45 r
2 LAS CASAS, UNIT ONE
3 WHEREAS, the Planning Commission has considered and recommended approval
4 of a revision to Condition No. 5 of Tentative Map No. 81-45 for Las Casas,
5 Unit One, and
6 WHEREAS, the City Council approved Revised Tentative Map No. 81-45
(Resolution No. 83-53) on April 21, 1983, and
8 WHEREAS, Condition No. 5 prescribes housing unit cost figures which due
9 to escalating costs are not relevant to current situations and which will
10 become more realistic in the future.
11 NOW THEREFORE, BE IT RESOLVED that Condition No. 5 of Revised Tentative
12 Map No. 81-45 for Las Casas, Unit One is amended to read as follows:
13 "5. A density bonus of 32 units pursuant to California Government Section
14 65915 is granted to Las Casas Unit One, allowing the total number of units in
15 the Planned Development Project to be 348. Density bonus is to be guaranteed
16 by the sale of ten lots in Unit One, Phase A to Rural Communities Housing
17 Development Corporation for a Self Help Program and 22 completed dwellings in
18 Unit One shall be sold by the developer to persons meeting HUD/HCD low and
19 moderate income standards as verified by appropriate agency. Each of the 22
20 properties shall include a deed restriction freezing the price of the unit
21 for two years from the escrow closing date."

23 call vote:
24 AYES: Councilmembers Feibusch, Dickens , Hickey, Myers , and Mayor Kelley
