HomeMy WebLinkAbout84-20 RESOLUTION NO. 84-20 1 RESOLUTION OF THE CITY COUNCIL OF THE CITY OF UKIAH APPROVING FINAL MAP FOR LAS CASAS, 2 UNIT ONE, PHASE A 3 4 WHEREAS, the Planning Commission has considered and recommended 5 approval of the Final Map for Las Casas, Unit One, Phase A with 6 conditions as being consistent with the adopted Tentative Map, and 7 WHEREAS, the Director of Public Works reports that the City of 8 Ukiah has sufficient wastewater treatment capacity to handle wastewa- 9 ter from this project without violation of the Water Quality Control 10 Board Standards. 11 NOW, THEREFORE, IT IS HERETY RESOLVED that the Final Map (Exhibit 12 A) for the aforesaid project is approved subject to the conditions 13 noted in this Resolution and on the map and conditions of Resolution 14 No. 80-30 approving the Las Casas Use Permit and the Mayor and City 15 Clerk are authorized to sign said map at such time as Subdivider signs 16 and fulfills all the requirements of an Agreement for Subdivision 17 Improvements to be entered into between the Subdivider and the City of 18 Ukiah. The Mayor and City Clerk are hereby authorized to sign said 19 agreement for Subdivision Improvements. (Exhibit B) Conditions for 20 development include: 21 1. In-lieu park fees in the amount of $6,297.14 shall be paid as 22 required by City Code (Article 21, Sections 8400-8410) . 23 2. Easements for the purpose of assuring solar access for each 24 parcel shall be dedicated prior to issuance of any building 25 permit on lots 1-36 of this subdivision. 26 3. A Site Development Permit shall be approved by the Planning 27 Commission for all development other than single family detached 28 structures prior to issuance of building permits. k { A� 13 4. Hours of construction shall be limited to 7:00 a.m, to dark, 2 Monday through Saturday. 5, Prior to issuance of any building permits within Phase A, i' �I construction traffic routes shall be approved by the Public 5!" Works and Planning Directors. 6iil 6. To implement the density bonus granted the Las Casas project on 7April 21, 1983, ten lots, as yet unspecified, shall be sold to Rural Communities Housing Development Corporation for the sole 9{{ purpose of HUD "Self Help" Housing Program and eleven completed i 10 dwelling units shall be sold to persons meeting HCD/HUD low- 11 moderate income standards as verified by an appropriate agency, 12 sale price including land not to exceed $49,000 to $57,000. 13 7. Bicycle Lane striping on both sides of Brush Street southerly 14 + of Empire Drive, a bicycle lane sign and Bush Street and Empire 15 Drive centerline striping be completed to the approval of the 16 Director of Public Works as part of the required street 17 improvements. 18 PASSED AND ADOPTED this 7th day of September, 1983, by the 19 following roll call vote: 20 AYES: Councilmembers Feibusch, Hickey, Myers, Kelley 21 NOES: Councilmember Dickens 22 ABSENT:None 23 24 25 MAYOR 26 ATTEST: 27 28 CITY CLERK RE-SGJ-,, U'TI D A)
