HomeMy WebLinkAbout85-78 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION NO. 85- 78 RESOLUTION OF THE CITY COUNCIL OF THE CITY OF UKIAH APPROVING FINAL MAP FOR LAS CASAS, UNIT ONE, PHASE B WHEREAS, the Planning Commission has considered and recommended approval of the Final Map for Las Casas, Unit One, Phase B with conditions consistent with the adopted Tentative Map, and WHEREAS, the Director of Public Works reports that the City of Ukiah has sufficient wastewater treatment capacity to handle wastewater from this project without violation of the Water Quality Control Board Standards. NOW, THEREFORE, IT IS HEREBY RESOLVED that the Final Map (Exhibit A) for the aforesaid project is approved subject to the conditions noted in this Resolution and on the map, conditions of Resolution No. 80-30 approving the Las Casas Use Permit, and conditions of Resolution No. 83-53 approving the Las Casas tentative map, and the Mayor and City Clerk are authorized to sign said map at such time as Subdivider signs and fulfills all the requirements of an Agreement for Subdivision Improvements to be entered into between the Subdivider and the City of Ukiah. The Mayor and City Clerk are hereby authorized to sign said 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 2O 21 22 23 24 25 26 27 28 Agreement for Subdivision Improvements for Las Casas Unit One, Phase B. Conditions for development include: 1. In-lieu park fees in the amount of $11,719.68 shall be paid as required by City Code (Article 21, Sections 8400-8410). 2. Easements for the purpose of assuring solar access for each parcel shall be dedicated prior to issuance of any building permit on lots 1-41 of this subdivision. 3. A Site Development Permit shall be approved by the Planning Commission for all development other than single family detached structures prior to issuance of building permits. 4. Hours of construction shall be limited to 7:00 a.m. to dark, Monday through Saturday. 5. Prior to issuance of any building permits within Phase B, construction traffic routes shall be approved by the Public Works and Planning Directors. 6. To implement the density bonus granted the Las Casas project on April 21, 1983 and amended on March 21, 1984, eleven completed dwelling units shall be sold to persons meeting HCD/HUD iow-moderate income standards as verified by an appropriate agency, with each such property including a deed restriction freezing the price of the unit for two years from the escrow closing date. 7. Lot 42 shall remain as open space, no residential construction shall take place on the property, unless the Planned Development Use Permit is modified through public hearings before the Planning Commission and City Council. 8. Bicycle Lane striping on both sides of Bush Street, bicycle lane signs, and Bush Street and Capps Lane centerline striping be completed to the approval of the Director of Public Works as part of --2-- 6 7 8 9 10 11 19.' 13 14 15 16 17 18 19 20 21 :22 23 :24 25 26 9.7 28 the required street improvements~ PASSED AND ADOPTED this 5th day of June, 1985 by the following roll call vote: AYES: Councilmembers Henderson, Kier, Hickey, Kelley, and Mayor Myers NOES: None ABSENT: MAYOR ATTEST: C ',LERK -3-
