RESOLUTION NO. 86-~-~
REooLUTION OF THE CITY COUNCIL OF %J~ CITY OF UKIAH
APPROVING TENTATIVE SUBDIVISION ~? NO. 86-64,
SIERRA SUNSET, UNIT
WHEREAS, the Planning Commission has considered and recommended approval
of Tentative Map No. 86-64 for Sierra Sunset, Unit Two, and
WHEREAS, the City Council approved Use Permit No. 79-25 (Resolution No.
83-30) for the Las Casas project (which encompasses the property of this
subdivision) subject to 25 conditions, and
WHEREAS, the Director of Public Works reports that the City of Ukiah has
sufficient wast,water capacity to handle waste waters for this project without
violation of Water Quality Control Board Standards, and
WHEREAS, the City Council adopted a focused Environmental Impact Report
for the development of 316 units of which this project is a part, thus the
tentative map does not require further environmental evaluation.
NOW THEREFORE, BE IT RESOLVED that Tentative Map No. 86-64 (Attached
Exhibit A) for Sierra Sunset, Unit Two, is approved conditioned upon
compliance with all applicable State Statutes, local ordinances, conditions of
approval of Use Permit No. 79-25 and the following specific conditions:

In-lieu park fees in the amount of $2,864.36 shall be paid as required by
City Code (Article 21, Section 8400-8410).
Easements for the purpose of assuring solar access for each parcel shall
be dedicated prior to issuance of any building permit within the Unit Two
boundaries.
Existing A.C. Bike Path be removed by the developer and the Bike Path be
striped or painted on existing Bush Street to the approval of the
Director of Public Works
