HomeMy WebLinkAbout87-02 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 2O 21 22 23 24 25 26 27 28 RESOLUTION NO. 87-2 RESOLUTION OF THE CITY OF UKIAH CITY COUNCIL APPROVING USE PERMIT NO. 86-63, MARLENE STREET FOURPLEXES WHEREAS, the property of the proposed Marlene Street fourplexes is zoned "PD", Planned Development, and WHEREAS, the "PD", Planned Development zone requires a use permit to be reviewed and approved by the Planning Commission and the City Council prior to any development within that zone, and WHEREAS, on May 14, 1986 the Planning Commission approved the use permit subject to 17 conditions, and WHEREAS, the Negative Declaration for the subject property was found adequate and complete by the Planning Commission and by the City Council on July 2, 1986, NOW THEREFORE BE IT RESOLVED, Use Permit No. 86-63 is approved subject to the following conditions: 1. Standard Conditions 1-9. 2. Encroachment Permit required from Public Works Department for all sidewalk, curb and gutter work. 3. Developer's responsibility to pay for electrical transformer. 4. Ail street crossings of utilities to be underground. 5. Ail ground floor units must be adapted for the handicapped per the Uniform Building Code. 6. Public right-of-way improvement plans to be prepared by a licensed engineer. 7. Attached site plan and building elevations are approved and made part of this Use Permit. 9. Landscaping plan be approved by the Director of Planning prior to placement. Landscaping to include mounding and heavy plantings between freeway and units. 10. Ail landscaping be irrigated by an automatic irrigation system and maintained in a neat weedfree manner. 11. Ail construction shall be a foot above flood level designated on the Flood Insurance Rate Map (FIRM) since the property is within the 100 year flood hazard area. 12. Ail drainage to be handled on site and disposed of to the approval of the City Engineer and no additional surface runoff be directed to property on the south. 13. Ail conditions of approval be completed prior to use and occupancy.
