HomeMy WebLinkAbout90-30 1 6 ? 9 10 11 12 13 14 15 16 17 19 20 9.1 23 9.5 0.6 RESOLUTION NO. 90-30 RESOLUTION OF THE CITY COUNCIL OF THE CITY OF UKIAH APPROVING TENTATIVE SUBDIVISION MAP NO. 89-113, CAGLE WHEREAS, on November 8, 1989, the Planning Commission considered and recommended approval of Tentative Subdivision Map No. 89-113 for Cagle Subdivision; and WHEREAS, the Director of Public Works reports that the City of Ukiah has sufficient wastewater capacity to handle wastewaters from this project without violation of Water Quality Control Board standards; and WHEREAS, the City Council has reviewed the Negative Declaration for said project and found it to be sufficient meeting the requirements of the California Environmental Quality Act; NOW, THEREFORE, BE IT RESOLVED that Tentative Subdivision Map No. 89-113, Cagle Subdivision (Exhibit A), is approved conditioned upon compliance with all applicable State statutes and local ordinances and the following conditions as recommended by the Planning Commission: 1. Standard Conditions 1-18. 2. A five-foot easement be provided on both sides of the storm drain. 3. Street lights to be provided by developer to the approval of the City Electric Department. 4. In-lieu park fees be paid as required by City Code (Article 21, Section 8400-8404). 5. A fire hydrant be provided to the approval of the Fire Marshal. 6. Street improvements including curb, gutter, sidewalk, and street paving be completed by the developer to the approval of the Director of Public Works. 7. If improvements to lots are not completed, bonding for incomplete street improvements be provided to the City prior to recordation of the Final Map. 8. Developer shall purchase, install, and maintain for one year, City specified street trees to be planted in the planter strip between the curb and the sidewalk at locations throughout the subdivision according to the City's Street Tree Program determined by the City Engineer. 10. Separate utilities be provided to each parcel. 11. Development plan illustrating the location of proposed house plots, fences, and driveways be approved by the Planning Commission prior to acceptance of the Final Map. 12. A copy of the plot plan be provided to potential purchasers indicating setback requirements and applicable restrictions in accordance with current disclosure laws. 13. Hours of construction be limited from 7:00 a.m. to dark, Monday through Saturday. 14. Dust control measures be instituted during construction. 15. Single-family detached units shall meet the standard R-1 setback requirements of 20-foot front setbacks, five-foot side yard setbacks, and 15-foot rear yard setbacks. 16. The final map be prepared by a licensed land surveyor or registered civil engineer to the approval of the City engineer. 17.
