HomeMy WebLinkAbout90-29 1 4 5 6 7 8 9 10 11 19. 13 14 15 16 17 18 19 2O 21 23 24 25 :/6 27 28 RESOLUTION NO. 90-29 RESOLUTION OF THE CITY COUNCIL OF THE CITY OF UKIAH APPROVING FINAL MAP FOR SIERRA SUNSET VILLAGE WHEREAS, on November 8, 1989, the Planning Commission considered and recommended approval of the Final Map for Sierra Sunset Village, with conditions consistent with the adopted Tentative Map, and WHEREAS, the Director of Public Works reports that the City of Ukiah has sufficient wastewater treatment capacity to handle wastewater from this project without violation of the Water Quality Control Board standards. NOW, THEREFORE, IT IS HEREBY RESOLVED that the Final Map (Exhibit A) for the aforesaid project is approved subject to the conditions noted in this Resolution and on the map, conditions of Resolution No. 89-29 approving the Sierra Sunset Use Permit, and conditions of Resolution No. 89-30 approving Tentative Subdivision Map No. 89-47, and the Mayor and City Clerk are authorized to sign said map at such time as Subdivider signs and fulfills all the requirements of an Agreement for Subdivision Improvements to be entered into between the Subdivider and the City of Ukiah. The Mayor and City Clerk are hereby authorized to sign said Agreement for Subdivision Improvements for Sierra Sunset Village. Conditions for development include: 1. In-lieu park fees in the amount of $8,633.64 be paid prior to map recordation (Article 21, Sections 8400-8410). 2. The developer shall dedicate with each building permit an easement on each property for the purpose of assuring that each parcel or unit in this subdivision shall have solar access for reasonably placed solar energy systems. Ail applicable building codes relating to energy 1 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 2O 21 22 23 24 25 26 27 28 conservation and the appropriate provisions of the California Solar Rights Act of 1979 shall be complied with by the developer. 3. Hours of construction are limited to 7:00 a.m. to dark, Monday through Saturday. 4. Dust control measures be instituted during construction. 5. Single family detached units shall meet the standard R-1 site requirements including 20-foot setbacks to garages, five-foot side yard setbacks, and 15-foot rear yard setbacks. 6. A fee prorated on a per unit basis for 25% of the cost of signalization at North Bush Street and Low Gap Road shall be paid with each building permit within this subdivision. 7. Developer shall purchase, install, and maintain for one year, City specified street trees to be planted in the planter strip between the sidewalk and the curb at locations determined by the City throughout the subdivision according to a street tree program approved by staff. 8. A copy of the plot plan be provided to potential purchasers indicating setback requirements and applicable restrictions in accordance with current disclosure laws. 9. Landscaped island in east cul-de-sac to be provided with automatic irrigation system from fire hydrant water system.
