HomeMy WebLinkAbout91-361 2 3 4 5 6 7 8 9~ 10, 11 12 13 14 15 16 17 18 19 2O 21 9.2 23 24 25 26 27 28 RESOLUTION NO. 91-36 RESOLUTION OF THE CITY COUNCIL OF THE CITY OF UKIAH APPROVING FINAL SUBDIVISION MAP NO. 89-113, CAGLE WHEREAS, on November 28, 1990, the Planning Commission considered and recommended approval of the Final Map for Subdivision, No. 89-113, Cagle, with conditions consistent with the adopted Tentative Map; and WHEREAS, the Director of Public Works reports that the City of Ukiah has sufficient wastewater treatment capacity to handle wastewater from this project without violation of the Water Quality Control Board standards. NOW, THEREFORE, IT IS HEREBY RESOLVED that the Final Map (Exhibit A) for the aforesaid project is approved subject to the conditions stated in this Resolution and on the map, and the Mayor and City Clerk are authorized to sign said map. In addition to all applicable State statutes and local ordinances, conditions for development include: 1. In-lieu park fees in the amount of $4,522 be paid prior to map recordation (Article 21, Section 8400-8404). 2. Developer shall purchase, install, and maintain for one year, City specified street trees to be planted in the planter strip between the curb and the sidewalk at locations throughout the subdivision according to the City's Street Tree Program determined by the City Engineer. 3. A copy of the plot plan be provided to potential purchasers indicating setback requirements and applicable restrictions in accordance with current disclosure laws. 4. Dust control measures be instituted during construction. 6. Single-family detached units shall meet the standard R-1 setback requirements of 20-foot front setbacks, five-foot sideyard setbacks, and 15-foot rearyard setbacks. 7. November 28, 1990 Mrs. Alice Yarbrough City of Ukiah 300 Seminary Avenue Ukiah, CA 95482 Job 89-149 RE: CAGLE SUBDIVISION - MAJOR SUBDIVISION 89-113 Dear Alice: Attached herewith, please find 10 copies of the Final Map revised to delete the building setback lines and 10 copies of a "Development Plan" showing fences, building areas and driveways per the conditions of approval. After discussions with the City Engineer, we agreed that the Final Map should only show boundaries and easements and not show items which are strictly related to construction. We did put a note on this map which indicates that there is a "Development Plan" which is at City Hall. We believe this will notify potential buyers to review the "Development Plan" for construction obstacles. Since there are no house plans for any of the lots at present, we indicated a building area to the setback limits on each lot.
