The Design Review Board encourages applicants and/or their representatives to be available at the meeting to
answer questions so that no agenda item need be deferred to a later date due to a lack of pertinent information.

4. APPROVAL OF MINUTES: The minutes from the April 11, 2013 meeting will be available for review at
the June 13, 2013 meeting.
5. AUDIENCE COMMENTS ON NON-AGENDA ITEMS: The City of Ukiah Design Review Board welcomes
input from the audience. In order to be heard, please limit your comments to three (3) minutes per person
and not more than ten (10) minutes per subject. The Brown Act regulations do not allow action to be
taken on audience comments.

A. Mendocino County Historic Society — Annex Building (File No. 13-07-UP-SDP-PC).
Review and make design and landscaping recommendations to Planning Commission on the
revised conceptual plans for a new annex building at 603 West Perkins Street, APN 001-229-
03.
7. NEW BUSINESS:
A. B & B Warehouse Building Expansion (File No. 13-10-SDP-PC). Review and make
recommendations to Planning Commission on application for Site Development Permit to
construct a 5,600 square foot addition to an existing warehouse located at 923 Mazzoni
Street, APN 002-040-37.

1 ANALYSIS

3 General Plan. The G�neral Pian land use designation of the parcel is Industrial (I). This
4 designation is intended to pravide lands where manufacturing uses can occur.

6 Zoning. The zoning far this parcel is Manufacturing {M). B & B Wa�ehause currently accupies
7 that site and has for many years. Light and heavy industrial and manufacturing uses are
8 allowed uses within this zoning district.

10 Parkinq. The proposed expansion would be used for additional storage. Within the M
11 zone warehouse and starage buildings require one parking space for each twa thousand
12 five hundred (2,500) square feet up to twenty five #housand (25,000} square #eet, plus
13 four ( 4) spaces for customers and one space for each vehicle operated from, or on the
14 site. �

16 Ukiah Municipal Airport Master Plan. The propased praject site is located outside of the
17 Ukiah Airport Master Plan area

19 Site Development Permit. In order to approval a Site Devebpment Perrnit, all of the findings
20 are required to be made and supported by information included as part of the application and
21 public record.

23 1. The proposal is consistent with the goals, objectives, and policies of the City General
24 Plan.

26 2. The locatian, size, and intensity of the-proposed project will not create a hazardous or
27 inconvenient vehicular or pedestrian traffic pattern. '

29 3. The accessibility of off-street parking areas and the relation of parking areas with respect
30 to traffic on adjacent streets will not create a hazardaus or inconvenient condition to
31 adjacent or surrounding uses.

6 Project Approvals. The project requires Site Devebpment Permit. It is the function of the
7 Design Review Board to review all Site Development Permits applications to ensure design
8 consistency with the General Plan and Zoning Code. Attachment 4 contains the required Site
9 Develapment Permit findings that must be made by the Planning Commission.

Project entails adding 80 ft. long by 70 ft. wide x 31 ft. high warehouse onto existing
warehouse building. Storage for more kinds of steel,brass,stainless steel,aluminum,
copper,and allays. (See attached photos)

Open floor with approximately 27 ft.isle way down middle of 70 ft.wide floor with 20
ft. lang steel racks on either side of isle with a man door at the end of the 80 ft.

Grading at present is at the same elevation as existing building. A concrete foundation
will be placed ta match present building which is being added onto.
