CALL TO ORDER: Chair Moser called the Design Review Board meeting at 7 3:15 p.m. 8 9 2. Design Review Board May 3, 2011 Page 1 1 Incorporate "progressive architecture" and "innovation" into the design approach for 2 Perkins Street. 3 4 The Board reviewed Table 2 and identified the following Existinq Patterns for each 5 district: 6 7 Historic District 8 ■ Materials: stucco, precast brick, stone, limestone 9 ■ Flat roof with parapet, varied roof lines, decorative parapets 10 ■ Primarily 2 and 3 story buildings 11 ■ Recessed entries, cast iron columns, awnings 12 ■ Pedestrian orientation 13 ■ Retail on the ground floor 14 ■ Development of full blocks/100% lot coverage 15 ■ Parking district, so public parking and street parking dominate. Few sites provide 16 onsite parking. 17 18 Main Street District 19 ■ Materials: wood siding, stucco, metal 20 ■ Primarily one story buildings, some two story buildings 21 ■ Primarily flat roofs with parapets 22 ■ Public parking lots 23 ■ Craftsman design elements due to Sun House influence 24 ■ Lots have double front (State Street and Main Street) with building fronting on 25 State Street and parking lot on Main street 26 27 Perkins Street Corridor Existinq Patterns 28 ■ Materials: stucco, stone veneer, plywood siding 29 ■ 1960/1970s auto-oriented architecture 30 ■ No definable character/design style, "anywhere" USA 31 ■ One-story, low profile buildings 32 ■ Parking lots located at the street in front of the building 33 ■ Lack of pedestrian orientation/walkability 34 35 7B.
