Lombardi Re: NOTICE OF DEFAULT AND DEMAND FOR CURE OF DEFAULT Dear Sir or Madam: PLEASE TAKE NOTICE that Ukiah Aviation Services, LP ("Lessee") is currently-in default under the Lease Agreement between Lessee and the City of Ukiah, dated June 1, 2000, for the premises ("Leased Premises") described in Exhibit A to the lease. Said lease is recorded in the Official Records of Mendocino County on June 29, 2000, as document No. 2000-10381 The default is described as follows: 1. Lessee is in violation of 14.1 of the Lease. which requires that the entire Leased Premises shall be used exclusively for aviation purposes. Lessee has violated this provision of the lease by leasing Hangar G to Blue Jay Health. At its meeting on March 16, 2011, the City Council determined that Blue Jay Health has failed to diligently convert the leased premises to the storage of pharmaceuticals and has for the past five years used the leased premises for the storage of miscellaneous items not related to aviation.
