Re: NOTICE OF DEFAULT AND DEMAND FOR CURE OF DEFAULT
Dear Sir or Madam:
PLEASE TAKE NOTICE that Ukiah Aviation Services, LP ("Lessee") is currently-in
default under the Lease Agreement between Lessee and the City of Ukiah, dated June 1,
2000, for the premises ("Leased Premises") described in Exhibit A to the lease. Said lease
is recorded in the Official Records of Mendocino County on June 29, 2000, as document
No. 2000-10381
The default is described as follows:
1. Lessee is in violation of 14.1 of the Lease. which requires that the entire Leased
Premises shall be used exclusively for aviation purposes. Lessee has violated this
provision of the lease by leasing Hangar G to Blue Jay Health. At its meeting on March
16, 2011, the City Council determined that Blue Jay Health has failed to diligently
convert the leased premises to the storage of pharmaceuticals and has for the past five
years used the leased premises for the storage of miscellaneous items not related to
aviation.
Under 17(b) of the Lease, a default by Lessee in the performance of any other obligation
under the lease, including the requirement of 14.1 to use the Leased Premises exclusively
for aviation purposes, constitutes grounds for termination of the lease, if Lessee has failed
to cure the default within thirty (30) days after Lessor has given notice of the default to
Lessee.

The City of Ukiah has requested that we terminate your lease agreement due to non aviation
activities at your Hangar-G. Per our lease agreement you have 30 days to remove all items from
the hangar or move your Airplane into the hangar.
